Maintenance Manager

Location: Field Based role working on sites across the South East area including parts of Kent, Essex and London.

Salary: £53622 per annum & company car.

Contract: Permanent - Full Time role

Hours: Monday to Friday 9.00am till 5:30pm (flexible approach required to suit position)

As a Maintenance Manager, you'll ensure a portfolio of our care homes remain functional at all times, working with our on-site maintenance teams to ensure our residents have a safe and comfortable environment.

You'll help us make health happen by:

  • Ensure that the external and internal building and grounds are maintained to a safe and acceptable standard of repair, carrying out any works with the minimum disturbance to occupants and visitors
  • Ensuring that all maintenance and repair tasks within the care homes are completed to a high standard, in a timely manner and offer value for money
  • Contribute to the expenditure of the annual care homes maintenance budget
  • Ensure that all health and safety and compliance checks are carried out as per the timescales directed by Bupa Standard Operating Procedures and by Bupa compliance management tools and software
  • Ensure that safety and cleanliness within the care homes and grounds is to the satisfaction of Environmental Health, local Fire Authority requirements and Health and Safety regulations
  • Undertake quarterly Maintenance Audit and report/act on issues relating to building fabric condition, infection control, and Environmental Health Officer issues
  • Line manage our care home-based Maintenance Operatives/Gardeners across the allocated portfolio, including conducting inductions, 1-2-1's, training and manage each homes maintenance budget in line with Bupa Policy
  • Cover annual leave, sickness, or vacancies in the allocated portofilo and conduct month meetings with the maintenance and gardeners
  • Liaise with Home Manager and Regional Directors to resolve day to day issues
  • Ensuring that all health and safety and compliance checks are carried to deadlines, and all policies and guidelines are adhered to at all times
  • Bupa Care Homes is a 24/7/365 business. You may be required to work such additional hours as may be necessary for the proper performance of your duties including support to the homes in the event of emergencies out of hours and at weekends

Key Skills / Qualifications needed for this role:

  • A full driving licence is essential for this role
  • You hold a building/electrical/plumbing qualification or have a minimum of 5 years' experience in a property maintenance or general repairs role. It is beneficial that you hold either a current blue CSCS card for a ‘skilled worker' or current gold CSCS card for a ‘supervisor'
  • Previous experience of remotely managing a team is essential and some experience managing consultants, contractors and contracted suppliers is preferred.
  • You will need to have experience in managing Health and Safety matters relating to construction and general maintenance (completing permit to work, writing and assessing risk assessments and method statements)

Friendly and approachable, you'll have a good understanding of building services including, heating, hot and cold-water distribution, ventilation, electrical distribution, and plumbing. You understand the importance of maintaining high standards and have knowledge of relevant statutory requirements and compliance. You can work flexibly to meet demands and you're always happy to help the wider team. You'll enjoy working with others and building relationships with our residents.
